At Esteem Constructions, we provide a full range of trades including Carpenters, Electricians, Plumbers, Roofers, Tilers & Landscapers. This allows for the smooth running of all our projects, be it small or large.

Phase 1: Consult

 

For Second Storey Addition Packages or custom build enquiries, fill out the pre-quote enquiry form. Once completed, the builder will review your responses and will contact you within 24-48 hours for a pre-site assessment. During a consultation, our experienced building representative will discuss your main objectives and provide budget recommendations. We can tailor additions to be cost-effective and avoid plans that don’t take into consideration building costs. The consultation fee is $595* which includes one quote and one revision. To get a build cost estimate, it’s best to get pre-approval from your lender first. Once that’s done, our building representative will visit you to discuss your budget and objectives. During this visit, we’ll look at things like electricity and water connections, access to your property, slope/levels, trees and landscaping, and any demolition required. Our quotes are valid for 30 days and we’ll work with you to create cost-effective plans if you haven’t already got them. Our fee for this consultation is $595, and we guarantee to deliver a tailored build cost estimate to you within 3-5 business days.

When you have confirmed that you are ready to proceed with your detailed build cost estimate, we will arrange for you to sign our Preliminary Agreement.

Our Preliminary Agreement confirms that you have chosen to engage with us as your builder and enables us to allocate your build to our upcoming project schedule. It will also enable us to liaise and coordinate with the relevant bodies on your behalf to prepare everything ahead of the build commencing.

Phase 2: Plan

We help you avoid unrealistic building costs by managing the entire process from start to finish. We work with you to create plans that align with your budget and provide a building designer to assist with the design process. Our draftspeople can consult with you at your home to discuss your project requirements and provide plans that work within your build cost estimate. We use 3D technology to bring your plans to life on screen, which is included at no extra cost.

We’ll prepare the architectural plans and documentation for council submission once you approve the final design. Council approval can take 4-8 weeks.

After approvals, we’ll prepare the building contract. Meet with the builder and our coordinator at our office to understand the build stages. Submit the contract to your lender to confirm finance approval and progress payments.

While you are waiting for construction to commence, the office will schedule appointments for you to meet with our suppliers as required to discuss and confirm your fixture and finishing choices with you.

Phase 3: Build

Construction will commence on the specified date given to you by our project manager who will come out to meet with you beforehand to introduce himself and confirm your plans and details with you.

It is during this initial meeting with your project manager that we will request the builder’s copy of the signed contract back with the Confirmation of Mortgage Settlement from your lender or evidence of owner capacity to pay the full contract price has been received.

During construction, your project manager will manage the entire build progress of your job and keep you up to date on each step of the process. Safety for you and your family is paramount at all times throughout the construction period, and our team will do their best to minimise the mess, dust and intrusion to your home reducing the disruption to your daily lives.

When all works are complete, a suitable time will be arranged for a full inspection of your home. Upon receipt of the final payment, we will issue you with the warranties and relevant certificates.

Don’t worry; our involvement does not end here!

We will touch base and conduct a final meeting with you to ensure that you are happy at the end of the project. This will also allow you to provide us with feedback on our service to you.
